During your occupancy, you will be expected to handle things like changing air filters every 2 months, change light bulbs and batteries, unclog plumbing stoppages inside the property, maintaining the lawn, and handle pest control. For more info, please check out the Tenant Responsibilities page.
Before your lease start date, please make sure the following items are taken care of:
Utility providers and school information will be provided to you in the Welcome Letter after you signed the lease. To request another copy, please email us.
Our rental agent will meet you at the property for a move-in walk through. You may notate any existing condition of the property on the Move-in Inspection Check List and review with our rental agent.
The Tenant Portal is your online account to manage all aspects of your lease such as pay rent, request maintenance, and message our property managers. Instructions on how to set up your account is provided in your Welcome Letter. The email address you provided is your login, and you may request to reset your password directly on the portal.
To avoid unnecessary processing delays, we strongly recommend electronic payment. Payment options can be found on the Pay Rent page. Please note that returned payment/NSF will be subject to additional penalties per lease agreement. Any funds returned must be satisfied in certified funds, and checks will not be re-deposited. All fees related to late payment will be considered delinquent payment.
Rent is due on the date specified in the rental agreement. If a rent payment is not received by this date, you will charge a late fee. It is your responsibility to pay rent on time and you will not be reminded of your due date nor notified of the late fees. These fees will be considered delinquent payment.
All maintenance requests must be submitted in writing using your Tenant Portal. Please check the Request Maintenance page for more information.
For any life threatening emergencies, please call 911 immediately. Otherwise call our office at 1.888.718.2258 and select option 3, we will respond promptly. If you don't hear back in 15 minutes, call or text the number again to ensure we have your information. Please note only requests of emergency in nature will be responded to immediately, non-emergency requests will be responded within 24 hours. We understand living in a house with your own style is critical in making the house your home. You’re only allowed to make certain changes with written approval from MJLinx Properties and the HOA (where applicable).
Only those persons listed on the lease may occupy the property and the same applies for pets. Please inform MJLinx Properties about your visitors if they plan to stay more than 7 consecutive days or 14 total days. Properties rented with no pets as lease term do not allow visiting pets to stay overnight without written permission from MJLinx Properties.
We strongly recommend you purchasing rental insurance to cover your possessions, we are not responsible for any damages that occur to your personal property while you are a tenant.
You are required to give 30 day notice from the last rental payment due date. You may email us at support@mjlinxproperties.com or use the Tenant Portal to give notice. All notifications must be in writing.
You are expected to return the property the same condition as when you moved in, assuming normal wear and tear. To maximize the security deposit refund, please read our Move-out Checklist.
Below are some situations where your Tenant Account will be charged, please avoid them:
Your security deposit less any fees will be mailed in one check addressed to all occupants listed in your lease. It will be mailed via USPS certified mail to the forwarding address your provide, and within the State mandated refund period.
