Move-out Guide

We are sad to see you go, but moving can be less stressful if you plan early. Use our Move-out Checklist to make sure you are well prepared to end your lease obligations.

MOVING OUT

Pre-move Out Visit

After receiving your move-out notice, our property manager will schedule a pre-move out visit with you. This typically happens 3 weeks before the move out. During the walkthrough, the property manager will discuss ways to maximize your security deposit refund and access the readiness of the property for general showing.

Final Move-out Inspection

The final move out inspection will be held shortly after the home is vacant, and the inspection will determine the security deposit refund. A report will be provided if there are any fees deducted. 

MOVE-OUT CHECKLIST

Once you set your move out date, contact your Property Manager to submit your written notice at least 30 days before your lease end date. Written notice options: 

  • Submit on your Tenant Portal
  • Written email to support@mjlinxproperties.com with the move out date


Keep utilities ON until the last day of the lease
Make sure you have utilities on until the last day of the lease, a reconnection fee will apply if we are not able to conduct the move-out inspection due to utility cut-off.

Provide your forwarding address

Make sure we have your forwarding address to send the security refund check. 

Assist with property showing during the last month of the Lease

We will list the property for rent and may need to show the property during the last month of your lease. Our agents will give advanced notice of any showings.


Please note you may choose to leave the cleaning to us and have the fees deducted from your security deposit. If you choose your own cleaners, make sure you send us the official receipt (with company name, address and phone number). Some guidelines for cleaning:

  • Walls, doors, and baseboard/trim – Wipe down all surfaces and ensure they are undamaged.
  • Ensure that all other flooring (tile, laminate, wood, vinyl, etc.) is clean and free of any discoloration or residue.
  • Make sure all hardware is still in place and functional, including doorknobs, blinds, shower rods, door stops, towel bars, closet door guides, etc.
  • Kitchens – Clean all surfaces, including sink, countertops, cabinets and drawers (wipe down inside), etc.
  • Bathrooms – Clean all surfaces, including sinks, tubs, toilets, bathtub surrounds, etc.
  • Appliances – Emptied, inside cleaned, and free of damage, such as broken parts
  • Carpet – Have the carpet professionally cleaned by our approved company and confirm that all stains are removed. Pet owners need to deodorize the carpet. 
  • If you have pets, please eliminate pet odors and repair damage caused by pets.
  • Any painting should be corner to corner or done by a professional. Improper painting or patching could cause a deposit deduction.


  • Front and back yard Landscaping – lawn mowed, edged, and weed controlled; cover planter beds with mulch; and trim overgrown shrubs and trees (up to 10 feet high)
  • Leave driveways clean and free of oil stains
  • Leave garage broom swept and free of oil stains
  • Ensure no evidence of pest infestation or call for pest service


  • Install new HVAC air filters
  • Replace burnt light bulbs
  • Replace batteries in smoke detectors
  • Ensure all personal items, furniture, and trash is removed from the home
  • Leave house keys in the lockbox provided at your Pre-move out visit, and garage remotes, mailbox keys, and community amenity keys on the kitchen countertop


security deposit Refund

Refund Guideline

You are not responsible for the normal aging of the house, and your security deposit will only be deducted for damages that are beyond normal wear and tear. If we deduct from your security deposit, a detailed report will be provided. 

When and How

Your security deposit less any fees will be mailed in one check addressed to all occupants listed in your lease. It will be mailed via USPS certified mail to the forwarding address your provide, and within the State mandated refund period.
