- Fire: Call the Fire Department immediately
- Locked outside of the house: It is your responsibility to maintain spare keys and call a lock smith. A rekey fee will be assessed if the lock is damaged or changed.
- A/C Repair: Not considered an emergency, we will address the issue promptly to provide a repair plan.
- Heater Repair: Not considered an emergency unless outside temperature falls below 40 degrees.
- Clogged Toilet or Drain: Per your lease, you are responsible for plumbing inside the house and the owner is responsible for plumbing between the house and the street. Please call a plumber. We will be happy to provide references if you call our office. If the issue turns out to fall under owner's responsibility, you will be reimbursed if you choose our referred vendor.
- Water Leak/Pipe Broken: Turn off local water valve to pipe or exterior main water control until contractor arrives. Check How to Video here.
- Smell Gas: Call your gas company immediately. Do not wait! Leave the area. Report the issue and the gas company's next step direction if additional repair is needed.
- Appliances out: not considered an emergency. Owner is not responsible for loss of food or for alternative lodging due to appliance failure
- Broken Doorknob, Lock or Window: Take temporary measures until normal business hours. Call us only if the issue prevents you from properly securing the unit
- No Hot Water: Only if it is between the hours of 9am and 5pm Monday - Friday. Use temporary measures for any other time frame and call the following day
- No Electricity: Please carry out the following procedures: 1) call the electric company to report the issue, 2) check all the breakers by flipping them ALL to the OFF position and then back to ON position, and reset all GFI circuits in the house. Please note partial outages do not represent an emergency. Call if the whole house has no electricity after you carried out the procedure above. Note if a wall switch or outlet begins to smoke or smell, remove all plugs and turn off switch, and call the fire department.
- Pest Control: per your lease you are responsible for pest control and call for services
