Must have a good credit score and no bankruptcies. Income, credit, leasing history and background check will be entered into a credit screening model to determine rental eligibility and security deposit levels.
No previous evictions or unpaid rent.
No felony convictions within the last six years.
No more than two (2) pets are allowed per home (subject to local laws and HOA Rules and Regulations). Only nonaggressive breeds are allowed. Pet fees and pet rents will be charged for dogs and cats. Dog Bite Liability Insurance is required with evidence of coverage provided to Landlord.
A minimum of $100,000 of Personal Liability Insurance coverage is required naming Landlord and Manager as the “Party of Interest”. For pet owners, a minimum of $10,000 of Dog Bite Liability Insurance coverage is required for each pet residing in the property. Evidence of coverage must be provided before moving into the property. It is highly recommended that Residents obtain and maintain a renter’s insurance policy covering loss or damage of personal property.
